Summary / Overview
Snug now provides a dedicated, compliant South Australia (SA) application form that closely follows the prescribed Form A1 under the Residential Tenancies Act 1995 (SA). Renters applying for SA properties will see a modern, streamlined form, while Property Managers get SA-compliant applications without needing to manage separate processes.
This is an initial release. Further refinements and improvements are planned, but the core SA Form A1 experience is now available.

- Children/dependants
- Pets
- Detailed structured income data (e.g. payslip-level detail)
- Additional emergency contacts beyond the primary
- Savings balance and detailed rental history beyond what is required
- Personal "about me" statements and reasons for leaving
- This helps agencies stay compliant without needing to manually filter information.
- Fields that are not permitted on SA-prescribed forms are automatically hidden or excluded. Examples include:
- Apply Anywhere is blocked for SA properties
- Renters can no longer use Apply Anywhere for SA properties.
- All SA applications must be submitted directly against a specific SA listing to preserve property-level compliance.
- Backend-compatible with the existing PM view
- Although renters use a new V2 form experience, Property Managers still view applications in the familiar PM interface.
- V2 application data is injected into existing V1 tables so PM workflows and screens remain unchanged, with SA-specific fields filtered as required.
How it works / Steps
1. When the new SA form is used
- A property is listed in Snug with state = SA.
- A renter clicks Apply on that SA listing.
- Snug automatically serves the new V2 SA Form A1-style application, instead of the generic V1 form.
- The renter completes the form and submits the application.
For properties in other states, the existing application flows continue to be used.
2. What Property Managers will see
- Go to the Applications section for an SA property in Snug.
- Open a renter application.
- You will see the application in the usual PM view. Behind the scenes:
- The data comes from the new V2 form.
- Prohibited SA fields (pets, children, certain financial details, etc.) are not collected and therefore not shown.
- Identity and income documents still appear where you normally find them.
There is no separate view or additional feature flag for PMs to manage—the experience is designed to be seamless.
3. Renter experience highlights
- The SA form is split into clear pages (identity, household, income, rental history, disclosures, review).
- Renter profile data (name, email, phone) is prefilled and locked for the primary applicant to avoid mismatches.
- Validation is state-aware (e.g. postcode, address, and identity document rules for SA).
- DoB is technically supported but not requested or displayed for SA identity documents to remain compliant.
4. Activation and rollout
- Automatic activation: There is no configuration or feature flag for agencies to turn on.
- Scope: applies to new SA applications after deployment; existing V1 applications remain in V1.
- Cached clients: if a renter still sees the old form, ask them to perform a hard reload of their browser so the latest assets are loaded.
FAQs / Notes
Q: Why can renters no longer enter pet details on SA applications?
A: SA prescribed Form A1 does not allow collecting pet information as part of the application. To remain compliant, pet questions are removed from the SA application flow.
Q: Why is the date of birth (DoB) not visible in identity documents for SA?
A: For SA prescribed forms, DoB is treated as sensitive and is not requested or displayed in the renter-facing flow or PM view to comply with privacy and form requirements.
Q: Can renters still use Apply Anywhere for SA properties?
A: No. Apply Anywhere is blocked for SA properties. Renters must submit an application directly to a specific SA listing.
Q: Do Property Managers need to learn a new interface to review SA applications?
A: No. PMs continue to use the existing application view. V2 SA-form data is bridged into the current interface so you can review applications as usual, with SA-specific restricted fields automatically excluded.
Q: What should I do if a renter reports seeing the old generic form for an SA property?
A: Ask the renter to perform a hard refresh of their browser (e.g. Ctrl+Shift+R or Cmd+Shift+R). Cached assets may prevent the new V2 form from loading on the first visit.
Q: Does this change impact applications for other states?
A: No. Other states continue to use their existing application flows. The new prescribed Form A1 experience is specific to South Australia.
