Research the platform features, and use the regulations description below. We have similar information in the Owner Disclosure Form.
Here is how the platform typically handles these three specific touchpoints:
1. The Advert (Property Listing)
Transparency starts at the discovery phase. Snug allows offices to disclose utility arrangements directly within the property description or via custom fields.
Feature Integration: When creating or syncing a listing, property managers can include a clear statement in the Description field.
Visual Prominence: Some agencies utilise Snug’s "Property Features" or "Internal Notes" to ensure that the "Embedded Network" status is one of the first things a prospective tenant sees.
Best Practice: It’s often recommended to list the specific provider (e.g., Origin, Energy On) so the applicant can research rates immediately.
2. Disclosures
Under various state legislations (like the Residential Tenancies Act), disclosing an embedded network is a material fact. Snug streamlines this through the Property Profile.
Pre-filled Details: Agencies can save specific disclosure templates to the property profile. This ensures that every time the property is listed, the embedded network information is automatically attached.
Digital Viewing Folders: You can upload specific disclosure documents (like the "Embedded Network Information Sheet") to the property’s digital file, making it accessible to team members during the vetting process.
3. Application Acknowledgement
This is the "safety net" to ensure the tenant cannot claim they weren't informed.
Custom Application Questions: Snug allows agencies to add Custom Questions to the application flow. You can require applicants to check a box acknowledging:
"I acknowledge that this property is part of an Embedded Network for [Electricity/Gas/Internet] and I must use the designated provider."
Mandatory Declaration: By making this a "Required" field, the applicant cannot submit their application without ticking the box. This creates a digital paper trail of their consent and understanding.
Lease Prep: Once an application is approved, these acknowledgments are captured in the Application Summary, which can then be exported or used to generate the lease agreement with the correct special conditions.
