Overview
The Residential Tenancies and Rooming Accommodation and Other Legislation Amendment Act 2024 (RTRAOLA Act) was passed by Parliament on 23 May 2024. Stage 1 changes commenced Sept 2024. Stage 2 reforms commence 1 May 2025.
The Rental application (Form 22) is the standardised application form for a general tenancy or moveable dwelling tenancy and the Rental application. A property manager/owner may use their own application form if it complies with the relevant provisions of the Act and regulations. It is the responsibility of property managers/owners to ensure their application form is compliant.
How to implement Form 22 on Snug:
- Generally remove your existing Application Settings to relax any required information (no change required to Viewing Settings)
- Offer ways to Apply: important please add a standard or customised Form 22 PDF to your Application Settings and Attachments (paid plans)
- All applications in Queensland have the standard Form 22 linked on the Application Start page if no application attachment is added (across all plans including free and paid).
You may consider using the Application settings:
- ID (Primary and Secondary) or Sighted (not captured online)
- Payslip/s (if employed)
- Note: be wary of sending a Request Info
- Note: be wary of Storage offline eg. printing apps
- Please check your application flow is suitable
General request of information about Affordability, Suitability and Identity:
A property manager/owner can request no more than 2 documents from each of the following categories to support the tenancy application:
i. documents proving the prospective tenant's identity;
ii. documents showing the prospective tenant's financial ability to pay rent;
iii. documents assessing the prospective tenant's suitability for the rental.
Applicants may choose to provide additional information voluntarily which will be displayed to the Property Manager.
Form 22 - Non restrictive method with PDF provided
Form 22 PDF can be linked to your Enquiry Autoresponder, Property page, & Application Start page. Update your Snug Team Application settings, Application Attachments restricted to Queensland properties.
- Disclosure recorded: the renter acknowledges that they have been offered a non restrictive method (Form 22) with a date time stamp in the Application Compliance section
- This settings applies to Queensland properties, and eg. will not apply to NSW properties for agencies managing across both State borders.
Manual Applications
Property managers can upload Manual Applications (Form 22 PDF) to add the application to the summary list. Snug is implementing an online email reference flow for rental references, employment and personal references for manual applications in early May 2025.
A summary of changes as per Form 22 sections within the Snug application flow
- Property manager/owner details are shown on the Application Start page
- Address of the premises is shown
- Ways to submit your application includes Form 22 PDF, and Snug application flow
- Number of occupants, including those under 18
- Applicant details are collected and date of birth on Primary ID page
- Employment details including Gross Weekly (previously this was Net Weekly)
- Financial information collects payslip if employed and if not, other documents
- Verification of identity choose either no setting or either Primary or Primary and Secondary
- Applicant suitability request info, rental ledger, personal
- Rental history address & dates are collected
- References are collected either personal or rental
- Pet information is collected and has been limited with optional comments
- Vehicle count can be collected, please contact Snug support to turn this on
- Term of tenancy is included
- Tenancy database contact details are presented to the applicant
- Submission is named, signature is digital, date stamped
