Snug designed the Snug Match Score to improve the rental market outcomes for renters, property managers and owners. The objective of the Snug Match Score is to:
- encourage completion of the application form
- enable applicants on lower incomes with complete profiles top the selection list
- reduce churn and friction by improving the match between renter and the owner
- encourage longer term leases
- facilitate faster decision turnaround times so renters can move forward with their best housing option quickly
Snug Match Score is calculated based on:
- Property owner preferences such as term, rent, start date.
- Property attributes.
- Rental application data.
- Renter profile completion.
- Market conditions.
A rental applicant’s Match Score is displayed on each application and is visible to the applicant and property manager. As a renter updates their profile and application the Snug Match Score dynamically adjusts.
The Snug Match Score is an unbiased non-discrimnatory objective measure and does not use protected attribute data, nor social proxy data.
There is no advantage to an applicants Snug Match Score by offering higher rent. Rent bidding is banned in most states: property managers must not ask for or invite rent offers above that advertised but they may accept a higher, unprompted offer made by an applicant. Rent adjustment may be warranted with a lease start after the property's available date or with inclusions such as gardening.
Snug Match helps renters put their best foot forward and owners/agents select the tenant that best suits the property and their requirements. Snug Match is a world first and patent pending technology.
The Snug Match Score is just one indicator within a complete rental application that property managers may consider when presenting selected tenants to the owner. All applications and information submitted by a renter are presented to the property manager.
