Rental reforms are taking affect across Australia.
We've made changes to enable you to achieve compliance in align with the phased timelines in your jurisdiction.
Text Guidance
Snug has updated the wording to guide renters through the application form to align with rental reform requirements.
Application Attachments
Property managers can attach documents to the Enquiry Auto Responder so that renters can receive information such as Interpreter Services or fees for rental services:
- Go to Application Settings
- Add Attachments (in PDF format)
Identification
Property managers can select:
- The method of identity verification eg. 100 Points or Primary document required.
- "Sighted ID" which can be turned ON via Settings / Applications which disables collection of ID online and enables Renters to provide ID in person to be sighted.
Bank Statement of Balance or Transactions
Property managers can select:
- Statement of Balance; and/or
- Bank Statements with transaction details.
Employment
- Current employment is requested from Renters.
- If the Renter is applying for properties located in other jurisdictions where additional employment is permitted they may add other employment to their Profile.
- Renters can confirm whether their employment is still current, recent or previous.
- Multiple employment will be displayed if entered.
- For Property Managers in some States:
- only current employment is displayed.
- Renters can provide a payslip or document confirming employment.
Income
Property managers can select:
- The number of payslips eg. 1 payslip; or
- The time period for payslips eg. 12 weeks.
Bond or Breach History
- Snug no longer captures or displays information relating to the renter's bond history, bond claims or rental agreement "notice to remedy" a breach or has given notice to vacate.
- Historical information is not displayed.
- Snug captures in some States, a Termination of an Agreement due to Breach by the Tenant
Other Suitability Documents
- Property Managers can use "Request Information" on the Application Details to obtain other Suitability Documents eg. Pet reference, Migration document.
Background Checks
- Background Checks are not sold to renters in some States, nor can be requested. However Property Managers can continue to purchase Background Checks through Snug.
Bankruptcy Status - Background Checks
Property managers can select:
- To capture or display information relating to Bankruptcy Status via the Background Check
- Note: renters that purchase the report independently or apply across jurisdictions may provide a PDF report containing their Bankruptcy Status which has not been requested by the PM.
Vehicle Rego
Property managers can select:
- To request the vehicle(s) registration.
Pets
Property managers can select:
- To request microchip registration.
Reason for Moving
Property managers can select:
- To request the reason for moving.
Personal Information
The following information is not requested:
- Protected Information relating to discrimination
- Medical records
- Social media service profile
- Education attainment
Auto-withdrawal and Deletion of Applications, Renter or Snug Profile
- Snug takes privacy and data security very seriously. Applications are subject to autowithdrawal and access deleted from the PM's system. Profile deletions can be requested by the renter via Snug Support. Sensitive Information and Sensitive documents are automatically deleted. Nominate Alternative Prescribed Application form
- Snug enables you to provide details of or an PDF version of an alternative application via Settings / Applications / Attachments. Upload your document based on Housing Category eg. Market, Affordable etc. Be sure to assign the property in the category via the Onlist (access when listing the property or [...] context menu on Overview).
State Rental Reforms to Rental Applications

Queensland - Snug enables Form 22 to be attached as a PDF as an alternative to the Snug Queensland online flow which aligns with Form 22. This can be filled in separately by a renter and it not pre-filled with any details from the renter's profile or application.
- South Australia - recently, the South Australian Government released Form A1 Rental Application Form for a prospective tenant applying for a residential tenancy lease. The form is set in regulations effective 1 September 2025 and must be used from 1 January 2026. You can read more about the reforms here: https://www.cbs.sa.gov.au/campaigns/rental-reforms. Snug will implement the new form as part of the online flow and as a downloadable PDF during the transition period before 1 January 2026. Snug will help property managers easily adopt and implement the new Form A1 via video webinar, help article and in-app guides for property managers and assistance to renters. Can I introduce the Form now? Yes, you can add the Form to Snug and adjust your settings: relax/remove your required information settings to align with the form via Application Settings on Snug add Form A1 PDF to your application flow via Settings / Application / Attachments (this will appear in the autoresponder, property page and application start page, available for paid plan subscribers)
