Common Questions
Q How do I use Snug Viewings with the Property Uploader?
A Many clients use Snug to create Viewing Runs and optimise the route and notify the enquiry prospects and tenants. This has the benefit of also enabling Availability Window (Ideal Week) and Request a Viewing as well as the Viewing Caps and Slots or QR Code registration. Using Snug to schedule does require manually entering the open homes in to the Property Uploader to display on portals as Snug does not currently push viewing data to these uploaders. Some clients choose not to display times to avoid walk-ins and unknown attendee volumes, instead using the Snug email autoresponder sends the viewing registration, apply link and answers to common questions while also building your prospecting database.
Q Does Snug cancel viewings through my uploader?
A By default, uploading viewing times is a one way synchronisation to Snug and times are not cancelled through the feed. This provides flexibility to manage viewing times on Snug. Snug also provides the ability to cancel times through the property feed and can be activated by emailing help@snug.com. NOTE: if activated, times added directly to Snug will also be considered for removal when a feed update is received.
Q Why does $ Enquire or (Application Approved) show on some listings on Snug?
A Snug processes a variety of rents displayed in property uploads, attempting to determine the rent price to ensure an effective leasing process and starting price for applications. Numerous scenarios are handled:
- Single rent price is displayed as received - e.g. $123 p/w
- The lower price of rent ranges are processed - e.g. $123 - $133 p/w will be processed as $123 p/w
- Listings where a rent price cannot be determined will show as $ Enquire
- Listings published with Application Approved, Deposit Received or Leased (or variants) will show the prior received rent price and the listing status e.g. $123 p/w (Application Approved)
- NSW rental legislation requires a fixed price on a residential rental property advertisement. Any listings that are received without a fixed price will not be processed.
The status of property uploads is shown in the log at My Team -> Settings -> Property Feed. An email will be sent to the listing agent(s) with any reasons if a property upload cannot be processed (Paid plans only)
Q Why aren't I receiving an email when my property upload to Snug is not processed correctly?
A The listing error emails are only available on paid plans. Free Forever accounts do no receive email notifications about listing errors. Listing errors can be seen in the property upload log at My Team -> Settings -> Property Feed
Q Why do Sales properties display on Snug Apply Link?
A Sales properties will display on Snug if your agency pushes / publishes the listing to Snug. Check a) that the sale listing in the property uploader is not flagged as 'rentals' b) or maybe an old rental advert for this sale listing has been published accidentally to Snug c) you may have a team member who has both sales and rental listings.
