Snug offers a range of viewing types for agents and using the tools on Snug you can drive more viewing attendance from the right type of prospect. Note: Create time means via Snug or your uploader. Publish means push to the portals.

1. Open Homes published or not?
Consider not publishing open homes on the portals. Use Snug's autoresponder to automatically send the time to renters that provide contact details (name, phone email). Here are 5 reasons to adopt this strategy:
a) build your database - by requiring renters to enquire to receive the time, you build you contact database which means the ability to prospect new listings, new times and price drops.
b) plan your day - renters may not commit by registering with a visible portal time and just walk-in on the day. It makes it difficult to plan the attendance. Are you going to a viewing with 1 or 10 attendees?
c) security, know who's coming - ensuring an enquiry is received first let's you know who is coming
d) qualify your prospects - Messages shows renters with their profiles complete
2. Create open homes earlier in the week
Creating open homes for a Saturday last minute, means than prospects may be unable to schedule their weekend commitments including other inspections.
Tip: create open homes at least 24 hours prior, and Ideally 48 hours prior.
3. Update your Advert
Ensure your property advert has "Send an enquiry to register for the viewing and receive updates"
4. Maximise your website performance with the Book button
Use the Book inspection API integration on your website. It should only take a few hours for your web developer to organise. We also have integrations with franchise websites and select portals.
5. Get the Rent Price Right
Feeling like things are slowing? As the market peaks and rent growth slows, it might be time to educate owners and utilise the automated Price Drop alerts ie. start higher and drop the price after the first viewing if more attendance or better applications are desired.
6. Train the team
Ensure the team know how to use key functionality in Snug
* add phone enquiries to Messages so renters are kept informed.
* use the mobile viewing app to efficiently Check-in or Add attendees

Weekly email reports and Activity Reports show the leasing funnel of enquiries, viewings and applications.
